What it covers

Cover built around the owner, not the occupier.

Landlord insurance is shaped around the risks that come with owning property someone else uses. The building itself, the income it produces, the items you remain responsible for, and your liability as the owner.

Buildings

The structure itself, insured on a reinstatement basis, plus outbuildings, boundary walls, fences, gates and permanent fixtures. Professional fees and debris removal are included within the buildings sum insured.

e.g. A mid-terrace let damaged by an escape of water from a first-floor bathroom, rebuild and drying-out costs met under buildings.

Landlord contents

The items in the property that belong to you rather than the tenant. Carpets, curtains, white goods, fitted kitchens and furnishings in a furnished let. Accidental damage can be added to both buildings and contents.

e.g. A furnished flat where a tenant’s washing machine overflow ruins the carpets and kitchen units.

Loss of rent and rent protection

If an insured event makes the property uninhabitable, loss of rent covers the income you would have received while it is repaired. Rent protection against tenant default and legal expenses cover can be added on the let property policy.

e.g. A house let to a family, out of action for five months after a kitchen fire, rent paid through the repair period.

Property owners’ liability

Your liability as the owner if a tenant, visitor or member of the public is injured or has their property damaged because of the building. Commercial policies are written with a £2m or £5m limit depending on the premises.

e.g. A visitor injured by a loose handrail on a communal staircase in a building you own.
