What it covers

A packaged policy for the licensed trade.

Pubs and bars need a packaged commercial policy. Pub insurance combines buildings, fixtures and fittings, stock, business interruption and the liabilities that come with public-facing hospitality.

Buildings, fixtures and fittings

The pub structure plus the fixed elements, bar, beer lines, cellar plant, fitted kitchens, signage.

e.g. A traditional inn rebuilt after a cellar fire, structure and fittings replaced under one claim.

Stock and business interruption

High-volume liquor and food stock, plus BI cover for the trading loss while the pub is out of action.

e.g. A pub closed for 4 months after flood, wet stock written off, lost takings paid through BI.

Public and employers liability

PL for customers and visitors, EL for the bar and kitchen staff. Standard £5m-£10m cover.

e.g. A customer slips on a wet floor after closing, PL responds to the injury claim.

Tied, free and managed houses

Three pub ownership models, three approaches to cover.

UK pubs fall into three ownership categories. Insurance differs slightly between them, managed houses run on the pubco\'s policy, tied houses often need their own, free houses always do.

Free houses

Independently owned and run, always needs its own full policy across buildings, contents and liability.

Tied tenants

Pubco-owned, tenant-run. Tenant usually needs their own stock, contents and BI cover.

Managed houses

Pubco-owned, employed manager. Usually run on the pubco's insurance.

Gastropubs

Food-led pubs with significant kitchen operation, higher food-stock and product liability needs.

Wet-led pubs

Drink-focused traditional pubs with limited food, often with late licensing.

Inns with rooms

Pubs with letting accommodation, letting rooms added to the schedule.

Live music venues

Pubs with regular gigs, quiz nights or outdoor entertainment, entertainment extension required.

Multi-site pub groups

Independent pub groups running 2-10 sites on a portfolio policy.

  • Often yes. The pubco's policy may cover the building, but the tenant's stock, contents and business interruption usually need separate cover. Check the lease agreement, many tied tenants are surprised to find they need their own pub insurance for the trading side.
